Home Buyer Tax Credit

Just a reminder to anyone sitting “on the fence” on purchasing a home.  If you are serious home buyer, whether you are a first time buyer, or a repeat home buyer,  April 30, 2010 is the deadline.

You will need to have a property under contract in order for you to be eligible to receive the $8,000 First Time Buyer (haven’t owned a home in 3+ years) or $6,500 repeat buyer tax credit.  The property must be “purchased” no later than June 30, 2010.

There are a lot of great homes out there just waiting for the right buyer.

Always consult with your Realtor in regards to the transaction details and your tax accountant as it pertains to your taxes.

Short Sale and Foreclosure-SFR Designation

In times like the ones we are currently experiencing all Realtor’s need to do everything they can in the way of education and certification. I recently completed the continuing education class at the Washington County Board of Realtor’s, here in St. George, Utah for the SFR Certfication-Short Sales & Foreclosures. I highly recommend this course to all Realtor’s. We owe it to our customers and clients in order to assist them in the process of selling and buying homes in today’s market.  I would recommend for a potential seller or buyer that they check with their County’s Real Estate Board to find a SFR Certified Realtor to discuss what their options are in regards to buying or selling a home as a Short Sale.

We can educate the homeowner who is experiencing difficult economic issues to not ignore those letters coming in the mail from the bank or mortgage holder. We need to let them know about HAMP(Making Home Affordable Program) or HAFA(Home Affordable Foreclosure Alternatives).

As Realtor’s we need to know that we are following the steps that will ensure our clients the best outcome if a Short Sale is the only alternative then we need to be educated on the necessary steps during this process to ensure a favorable outcome.

Ironman Adds St. George To Its Event Series

Ford Ironman St. George takes place May 1, 2010

Ironman Adds St. George To Its Event SeriesWorld Triathlon Corporation officially announces that St. George, Utah will serve as the host city for its newest Ironman event beginning in 2010. Taking place on May 1, 2010, the event will consist of a 2.4-mile swim, a 112-mile bike and 26.2-mile run. The inaugural Ford Ironman St. George will utilize a variety of Utah’s scenery, to include Sand Hollow Reservoir, Snow Canyon and the Red Cliffs Desert Reserve. There will be 65 qualifying slots available to the 2010 Ford Ironman World Championship in Kailua-Kona, Hawaii in addition to a professional prize purse of $50,000 for distribution among the top male and female finishers. Registration for the event is now available online at www.ironmanstgeorge.com.

 

St. George is the ideal setting for our newest Ironman event,” said Steve Meckfessel, Chief Operations Officer for World Triathlon Corporation. “The community’s experience in hosting the popular St. George Marathon, the scenic landscape of surrounding Washington County and the proximity to core triathlon markets in the region will contribute to Ford Ironman St. George quickly becoming one of our most popular races.”

The swim will be held at the Sand Hollow Reservoir, with athletes entering the water via the boat ramp for the one-loop swim. Following the swim, the bike course will lead athletes through the towns of Hurricane and Washington, before making its way toward the city of St. George. At the end of a picturesque, two-loop section, the bike course will offer views of Snow Canyon before heading into downtown. After entering transition in St. George’s historic Town Square, athletes will begin the two-loop marathon course that heads out for a climb toward Red Cliffs Desert Reserve. This challenging course will wind through Pioneer Park, neighborhoods along Diagonal Street, with a turnaround point located at Main and Tabernacle Streets. The race will finish alongside Heritage Tower with a backdrop of downtown St. George.

Ironman is the world’s premier endurance event and we think it is perfectly suited for St. George. The determination and tenacity demonstrated by Ironman athletes resembles the fortitude of the early settlers in this area and the spirit our residents. The course highlights the striking scenery and contrasting landscapes. Spring is here

Spring is in the air here in St George and all around we are seeing the signs.

Spring cleaning and getting ready to perhaps put that home on the market and entice buyers.

With just some simple steps you can make your home stand out in the “crowd”/

When your home is on the market it is now a show piece and the personal items such as all the family photos and the treasured mementos, that are so personal they aren’t what a buyer needs to see.  They need to see the potential of your home to become their home.

I know it is a “chore” when your home is on the market to keep it a show piece but it is of the utmost importance if you want it to sell.  Buyer’s are turned off by going into a dark home, turn on all those lights as you are making your home ready for the Realtors to bring the buyers through. 

No toys all over, no laundry stacked up, it needs to look as though they can move in tomorrow.  Too many times I have had buyers turned off by the sites and odors of a home and just say no thank you let’s go.  That also goes for curb appeal, that is your homes calling card make sure it says “Come on In”.

Today in St. George

Some of you are on Spring Break and others will be starting just after Easter.

St. George has some great activities during this time of year besides the St. George Arts Festival the city of Hurricane is host to the Easter Car Show.

Don’t miss the opportunity to ice skate at the Dixie Igloo before it closes for the season on April 5, 2010.

Enjoy a stroll through historic downtown St. George.  Enjoy the art galleries, the shops and so much more.  There are always wonderful things happening in St. George.

St. George Art Festival

April 2 & 3,2010 marks 31st annual  St. George Art Festival  in downtown St. George.

This years featured artist is Darell Thomas. Darrell graduated from Utah State University as an illustration major.

After twenty years as a commercial artist Darrell decided that he would rather paint for the love of painting rather than for advertising purposes.

Along with Darell there will be numerous artisan’s exhibiting. Please visit the St. George Art Festival site to see what fabulous artist’s and events are in store.   

Take a stroll through historic downtown St George and enjoy the ambience.

St. George

Here we are another beautiful day in St. George, Utah, Spring is in the air.

As a Realtor here in St. George we have our day to day challenges but for the most part our job can be very rewarding. We run across questions and concerns that are new to us and recently that proved true for me.

Does anyone out there have experience with persons who have purchased, sight unseen, property on an online auction only to find out it was to good to be true.   Are they bound to the sale once their bid has been accepted?

I would appreciate any input on this topic.
